Recent research has shown that there are currently over 300 properties to rent in Leamington and Warwick.

Katie Martin, branch manager of Accord Lets in Leamington, describes this figure as being “worrying”, when many of these properties have been on the market for longer than two weeks, some for up to three months.

Based on an average rent of £700pcm, for every two weeks that property remains empty, the landlord is losing £350. In some cases, landlords have lost in excess of £1,000 by their property being left on the market for over a month before the agent successfully found them a tenant.

This highlights how much landlords need a proactive agent to ensure the right tenants are found for their property quickly and at the current market value.

Katie said: “There is lots of competition in Leamington and Warwick with many letting agents for a landlord to choose from and I can understand why landlords may be attracted to an agent because of their competitive fees.

“However, landlords must understand that an agent who merely advertises their property on a property portal and sits back, waiting for the phone to ring, could take a while to let the property, thus resulting in a long void period and loss of rental income.

“We currently have over 420 applicants on our database and are desperately in need of properties to rent to fulfill the current high demand from both professional and student tenants looking to rent in Leamington and Warwick.”
