Demand for lettings shows no sign of abating

The significant growth of the rental market continues apace, according to Connells Lettings in Leamington.

Lettings manager Selina Egan said: “Over the past few months we have seen a substantial increase in all aspects of our lettings service compared with the same period last year.

“However, whilst more stock is now coming onto the market, we still have far more applicants than properties available and this imbalance between supply and demand means that homes we do take on are being let out quickly and achieving good rental levels.”

The massive growth of the rental market over the past few years, driven to a large extent by more mobile patterns of work and people unable to sell or obtain a mortgage to purchase, has led to a proliferation of lettings agencies on the High Street.

Sadly not all these are either reputable or well run and the poor practices of a few rogue agents are not only bad news for landlords and tenants, but also can unfairly tarnish the reputation of the majority of professional, quality agents.

The company, therefore, welcomes the Government’s recent proposed legislation which requires all lettings agents to sign up to an approved redress scheme, something Connells has done voluntarily for many years.

As the Bill is unlikely to become law before the autumn, Connells is urging landlords and tenants to make sure that in the meantime they choose an agent who is already affiliated to an independent redress scheme such as ARLA (Association of Residential Lettings).”

“Obviously, as responsible lettings agents, we hope we won’t ever find ourselves in dispute with our landlords or tenants.

“However, if the worst should happen, being a member of ARLA means we can ensure that things get resolved quickly and fairly,” said Selina.
