Heritage reports a 25% rise in lets so far in 2012

In the first five months of 2012 Heritage Property in Kenilworth has reported a 25 per cent increase in lets agreed compared to the same period in 2011.

Branch manager John Ansell said: “2011 was an extraordinary year and one I thought would prove very difficult to replicate, let alone improve on. When you start to analyse the factors that have contributed to this level of growth, it is clear that there has been a significant increase in the number of first time landlords entrusting their property to us to look after for them as well as established clients increasing further their property portfolios.

“Our clients, both new and old, have been taking advantage of very favourable market conditions for buy-to-let investments. With large employers such as Jaguar Land Rover (JLR), E-On and Peugeot, amongst many others on our doorstep, we have an ever increasing demand from excellent tenants looking for quality rental properties. Warwick University also reports that Kenilworth is the number one town of choice for post graduates to live in during their studies.

“Unlike many other towns, Kenilworth has seen prices rise steadily over recent years and therefore investors are likely to get a good rate of return from their investment, as well seeing some capital growth.

“You can also see the effect that this is having throughout the housing market. Most towns and cities are feeling the effects of a distinct lack of first time buyers whereas, in Kenilworth, the market is moving very well due to investment buyers being so active in the lower price range properties alongside those first time buyers.”
