Leamington Property prices buck lagging national trend

House prices in Leamington have risen by an average of three per cent in the last 12 months, bucking the trend of the current economic climate, according to research by Leamington-based estate agents Tara and Co.

Properties in the CV32 and CV31 postcodes are fighting the trend of plummeting house prices and proving to be a popular and worthwhile investment.

Even as the economy remains uncertain, properties in the Leamington area have seen an increase in value which has given buyers that much needed confidence to invest.

Clarendon Street and Beaconsfield Street saw some of the sharpest rises. A four-bedroom property in Clarendon Street worth around £400,000 has increased in value by approximately three per cent in the last year, adding £11,000 to the overall value.

At the highest value increase, a two-bedroom terraced property in Beaconsfield Street worth approximately £200,000 has increased in value by five per cent in 12 months.

This area is one of the most prosperous in Leamington and yields the highest returns in value.

David French, property and marketing manager at Tara and Co estate agents, said: “There have been around 900 properties sold in Leamington over the past year which is testament to the increasing popularity of the area.

“The average house price for the area continues to rise year on year which makes Leamington a more desirable place for property investment.

“The property market is expected to improve over the next year and this should encourage people who are looking to move or invest in properties to have confidence in the area and overall this will attract more people and drive economic growth in the community.”

Other areas experiencing a similar story are Tachbrook Street, yielding a five per cent house price increase, as well as properties in Masters Road. Overall, Leamington is boasting an average three per cent increase in house prices over the last 12 months with no sign of decline.
