Tired office building updated

At a time of credit crunch, cost consciousness, tightening one’s belt and trimming to the bone, the expense of speculative remodelling of an empty office building in a slow property market, may not be considered wise by many laymen, let alone the ‘experts’.

The owners of Warwick House have taken a different and refreshing perspective.

This town centre office has been occupied for over 30 years by chartered accountants Dafferns and in certain areas the utilitarian fixtures and décor were representative of a bygone era. When the occupier left earlier this year, an opportunity to upgrade the property asset presented itself, albeit in the worst of economic climates.

Proposals for remodelling the building took shape with the input of appropriate professionals. As fundamentals the design had to address the tired building façade, create a new entrance and reception area with disabled facilities and open up cellular offices into larger, modern rooms in keeping with market trends.

Equally important would be the refit of the offices to ensure the working environment and fixtures met exacting efficiency standards to compete with other buildings currently available on the market.

New heating systems, upgrade of electrical circuits and wiring, replacement of single glazed windows with double glazed units and introduction of data, power and communications trunking, raised the standard of facilities and energy efficiency.

Additional toilets, suspended ceilings, feature lighting to circulation areas, solid wood internal doors, a contemporary oak and steel staircase, new carpets and décor, are the fittings and finishes to set the accommodation apart.

The offices now stand out in terms of quality and the town centre position, parking allocation, flexible lease terms and competitive rent maximise the prospect of attracting an occupier in a short time.
