Wigwam says it’s an excellent time to sell

February was an exciting and extremely busy month for the teams at Wigwam®.

In all three towns, Banbury, Leamington Spa and Stratford upon Avon, the levels of activity from buyers and sellers has been increasing month on month and all three offices are expecting a very busy “Spring market”, suggesting that “now would appear to be a very good time to sell and buy property as the market really does appear to have picked up.”

Director Steve Lilley said: “Since the start of the year, Wigwam® has had a lot of properties that have come to the market and received exceptionally high levels of interest from waiting buyers, many receiving multiple offers.

“One property, marketed for just seven days had 22 viewings, and 11 offers, and the eventual price agreed was in excess of the guide price. Another property, on the first day of marketing had 14 viewings, and again a sale was agreed in excess of the guide price.”

He added: “I have heard some people saying it’s not a good time to sell, and that their agents have told them the market it quiet, this definitely is not the case! we have lots of good quality buyers just waiting for property to come onto the market”

Branch manager Ian Watts from the Stratford office said: “I am amazed at the level of interest we had in the Hunts Road property, and the owners were absolutely delighted, but it just goes to show, with the right agent and the best advice, properties are definitely selling.”

Branch partner Ian Mills from the Banbury office said: “The level of interest we had in The Haven was fantastic, there are certainly a very good supply of buyers looking at the moment.”

And branch manager Hannah Lovell from the Leamington Spa office added: “We have buyers waiting for good quality, Victorian town centre properties, we really can’t get enough of them.

“There are still some people who are waiting to see what happens with the property market, but according to recent reports from Rightmove the number of buyers looking to move is at an all time high.”

Director Darren Samways said: “As a local independent agent and licensed member of both the National Association of Estate agents (NAEA) and the Association of Residential Letting Agents (ARLA) we really do focus on providing a professional service to our sellers and landlords, focusing on what we need to do as an agent to get the best possible results.

“ The signs so far from the first quarter of 2012 have been very good.
